I’ve been lucky enough to sell three homes and buy four in my life and I can say with confidence that Patrick is the best realtor I’ve ever worked with. When it came to getting the house ready to sell from another state, he got bids from two guys and recommended the one he thought was best. Easy. When that contractor accidentally got some dirt on my renters car, Patrick handled it instantly and had the renter happy again. Zero stress for me. Then he found ann off market buyer at the price that we wanted and helped me understand their perspective better so I didn’t accidentally shoot myself in the foot when it was time for negotiations. Patrick was fantastic from start to finish. As someone who grew up here he's very knowledgeable and experienced in the local market, and was super responsive and professional in his dealings with us. But more than that he was patient, humble, never pushy, and always tried to find us what we were looking for in a tough market with our difficult criteria. Also just an overall nice guy. We looked for the better part of a year plus, and there were times when we honestly thought we were wasting his and our time, but he persisted and encouraged us that we could find the house we were after. He was right. We ended up finding a house in the exact area we were looking for, the type of home we were looking for, and helped us craft an offer that was within our budget and that the seller was willing to accept. Our story is unique, we lived in San Jose for the last 12 years, and while being in Montreal, Canada for a 4 month span on the east coast visiting family, we decided to leave the bay area and make the leap to San Diego. The best realtor for San Diego waterfront property. I discovered Team Cairncross when searching for a realtor to help me sell my waterfront property on Crown Point Drive in Pacific Beach, and I am so glad I found them. Patrick responded to my email inquiry right away and we set up a meeting in person. I got to meet both Steve and Patrick and the rest of the team. I was impressed right away by their knowledge of the waterfront housing market, pricing, timing and comparable sales, and the initial custom marketing plan they developed for me. When I selected Team Cairncross as my listing agent, I was living out of state. My request was that I would be able to handle the entire process without needing to return to San Diego. Well, they fulfilled that promise. Patrick kept me informed about my listing, the showings, potential buyers and every other detail by phone calls, emails and texts. I felt completely up to date and knowledgeable about the process every step of the way. We were able to handle the vast majority of paperwork via DocuSign. There were just a few documents that escrow sent me to sign and return, so that was very easy. Well this turned out to be a rather challenging piece of property to sell. My family house had not been on the market for over 50 years, making it difficult to find an exact comp. The renters in the home had been there for a long time and were not particularly easy to work with. They had many restrictions on when we could access the house, and we just generally not very agreeable to work with. I was so impressed how well Patrick worked with the tenants to ensure a smooth transition. He was able to arrange open houses, additional showings and inspections. I give him full credit for developing a good relationship with these tenants, and watching every detail of the move out. Without Patrick, I could have easily had to begin the eviction process, which no one wants. Along they way there were many unforeseen challenges that cropped up. Patrick always had a plan or options ready for me when he presented the news to me. He found me an attorney, arranged for yard work and trash removal. He even researched reasonably priced appliances and had delivery arranged for me. I cannot thank Patrick enough for going the extra mile for me time and time again.
