Q: What is your favorite feature of this property?
A: The parking was like nothing I'd seen before at the beach. Not only was there a 3-car garage and a separate 1-car garage, but the driveway was also massive. The original owner of this property used to own the land next door. When he sold the land, he carved out an easement in perpetuity, essentially granting himself an endless right to use a large strip of the neighbor's land, which increased his property's driveway space by about 3,000 extra square feet. I've never seen so much parking for a property near the water in San Diego, let alone a multifamily property in Ocean Beach.
Q: How many days was the escrow for this sale?
A: We closed it in less than 30 days.
Q: Was there anything unique or challenging about the transaction?
A: My client's offer to purchase Muir Ave was contingent on his ability to sell a condo that he owned in Point Loma. When we wrote the offer on Muir Ave, we hadn't even began preparing his condo for market, so as soon as my client's contingent offer was excepted, the race began.
In less than 4 days, we prepped and photographed his condo, had it advertised on thousands of real estate websites, and invited agents from the Point Loma and Ocean Beach Realty Association to preview. A few days in, a local agent brought us a qualified buyer, and we accepted a good and reliable offer. Long story short, we were able to sell my client's condo for a great price in a short amount of time, and he was ultimately able to buy one of the coolest 2 on 1 properties I've ever seen at the beach ... and on his terms.
Q: Any takeaways from this deal?
A: Buyers - Don't be discouraged from writing a contingent offer. If you need to sell your home in order to buy another, you're not alone. Just remember that it's extremely important for you to be realistic when pricing your current home. If your REALTOR® can articulate to a listing agent that you are a realistic seller and a reliable buyer, you'll have success.
Additionally, work with an agent who has a trusted reputation in the community. Your representation is going to play a major role in whether a listing agent, and ultimately a seller, will feel confident enough to entertain your contingent offer.
