Q: What is your favorite feature about this property?


A: I loved the home's location being so close to the ocean. The property has alley access with a 2 car garage too, which is important in Pacific Beach.


Q: How many days was the escrow for this sale?


A: 7 days!


Q: Was there anything unique or challenging about the transaction?


A: There were multiple competing offers. We were able to get ahead of the others by working out terms such as a 7 days escrow, which is rare. Having to investigate the property with such little time created a pretty tight window!


Q: Any takeaways from this deal?


A: Don't be afraid of a quick closing deal. Yes there are a lot of moving parts, but with the right resources it is possible to have a smooth transaction. One of the things that we like to do if one of our clients is likely to get a deal together is we will start scheduling inspections and other vendors before we even have acceptance. This way we can get in on day 1 and learn everything as quickly as possible, allowing our clients to make educated decisions with time to spare. We also do this out of respect for the seller's time.
